Founder, The HOA Collective · Licensed Real Estate Broker, Northeast Florida
Bryce Spraggins is a licensed real estate broker in Northeast Florida and the founder of The HOA Collective. He built his career on a principle that sounds obvious but is rarely delivered: people making decisions about their property deserve clear, honest information — and the professionals around them should earn their trust.
Working transactions across Florida, Bryce kept running into the same wall. The documents that quietly govern a home — a community's covenants and restrictions, its plats, its board, its finances — were real, public, and almost impossible for an ordinary homeowner to find. They sat buried in county clerk systems and state databases, written for lawyers, scattered across 67 counties. Homeowners signed on to rules they had never been shown, and boards operated with far less scrutiny than the stakes deserved.
The HOA Collective is his answer. It gathers official public records from every corner of Florida and turns them into a single, plain-language home for each community — covenants, plats, planned changes, and the people in charge, free for any homeowner to read. Alongside the directory, Bryce advises communities on the financial side of association life: lowering dues, building durable reserves, and protecting property values through disciplined, self-funded infrastructure.
The same standards run through everything Bryce builds — accuracy drawn from primary sources, respect for residents' privacy, and a refusal to overstate what isn't verified. It's also why he keeps a personally vetted network of attorneys, engineers, title companies, insurers, and contractors on hand: when a board or homeowner needs help, they get a name he stands behind, not a directory of strangers.
Bryce works with homeowners, board members, and fellow professionals across Florida. Whether you have a question about your community, your records, or working together, he'd like to hear from you.
